About the Emerging Masterplan for King’s Lynn
Background
The King’s Lynn Masterplan is being developed by the Borough Council, supported by the King’s Lynn Neighbourhood Board (KLNB) working with urban designers and town planners from multidisciplinary design consultancy BDP in partnership with Urban Flow - transport planning, Aspinall Verdi - Property and Viability and Mikhail Riches - Architecture. The masterplan will bring together opportunities identified from previous plans, strategies, studies and recent consultations into one coordinated vision for the town to help guide growth and investment over the next 20 years. It will inform planning policy including the Council’s next Local Plan and also work alongside the 10 Year Vision for how £20m of Pride in Place funding from Government should be spent over the next decade.
The completed Masterplan will develop and outline the overarching vision and town wide development strategies that will shape development in King’s Lynn going forward. Alongside this, based on the emerging strategies and vision, opportunities at six specific locations in King’s Lynn will be explored in detail, considering their viability, availability and deliverability. These sites are:
- The former Debenhams store
- St James Swimming Pool site
- Common Staithe Quay
- Church Street Car Park
- Port and Timber Yard area
- West Lynn (former Del Monte and dredging sites).
The Masterplan will also look in detail at the Riverfront area, a longstanding regeneration ambition and opportunity for transformative development in King’s Lynn and a priority area set out in the Pride in Place programme. The area includes consideration to the public realm at South Quay, Devil’s Alley and Boal Quay as well as consider development opportunities at Boal Quay, potentially connecting South Quay through Boal Quay to Southgates as a connected and green quarter of the town.
Upcoming Milestones and Engagement
Engagement has been carried out and is planned to capture as many voices and inputs as we can with the public, residents, property owners, businesses, community groups and other local groups, representatives and stakeholders all invited and encouraged to get involved so the vision for King’s Lynn is shaped by voices reflecting the whole town.
