Information about the development of 226 homes at Parkway, King’s Lynn

This page contains information about Florence Fields, which is the development of 226 new homes in King’s Lynn, on land at Parkway. It will be updated in response to questions people ask and any new information.

This scheme will deliver 226 new homes ranging from 1-bedroom apartments to 4-bedroom houses across a mix of tenures. 35% will be for general rent, affordable rent and shared ownership.

The environmental enhancements included within the design of the scheme will help to deliver on the council's commitment to be carbon neutral by 2035. You can find more information on the West Norfolk emissions page.

These enhancements include:

  • EV charging points to all properties
  • enlarged windows to enhance natural daylight
  • maximisation of solar PV throughout the scheme
  • air source heat pumps throughout in lieu of gas central heating
  • thermal efficiency / insulation above Building Regulations requirements

The scheme includes the delivery and ongoing maintenance of a wildlife site and additional tree planting between Fairstead and Kings Reach. This will be delivered through a Habitat Management Plan and Tree Planting Plan.

The development is also part of a wider project, the ‘Active and Clean Connectivity’ project which is part of the Towns Fund Deal. This project seeks to open up safer routes of transport for pedestrians and cyclists.

Delivering the scheme

The programme of works will start with creating the site and sectioning the area off. Next will be the road and drainage, followed by foundation piling. The plot construction will take approximately 3.5 years.
