The initial master plan published in 2007, considers the possibilities for the regeneration of the Boal Quay area and includes proposals for up to 900 residential units, comprising a mixture of apartment blocks and town houses, cafes, bars, restaurants, shops and a hotel, plus a marina with access from / to the River Great Ouse via a sea lock.
The King’s Lynn Marina Masterplan and the Economic Impact Assessment (pdf 517 Kb) were adopted by the council in 2007 as a basis to move the project forward.
The masterplan proposes an area designed for people rather than traffic and is based around a series of riverside footpaths and new public spaces. The study was the critical starting point to the Waterfront Regeneration scheme and it’s recommendations have been further developed, researched and fine tuned to pave the way forward for a high quality development which will be a major boon to King’s Lynn and West Norfolk.
During 2008 – 09 the council has been working in great detail to deliver technical studies which will further clarify and refine the recommendations stemming from the 2007 Marina Masterplan and Economic Impact Assessment and enable continued progression towards project delivery.
Tasks have included ground site investigations, examination of surface water issues, utilities appraisals, land acquisitions and branding of the area, all of which are vital in the preparation of the site for development. The results of the work have led to an enhanced and Revised Waterfront Regeneration Masterplan which addresses the specifics of the site in even greater detail and further clarifies the optimum route for project delivery.
The updated masterplan will be used to support the assembly of public sector funding and will provide clear guidance to potential development partner(s) on the scale and nature of development envisaged.
The Waterfront Regeneration scheme forms a key part of King’s Lynn’s regeneration strategy and Growth Point Integrated Programme of Development.
